There is a $50 non-refundable application fee for all individual applicants.

There is also a non-refundable Online Payment Convenience Fee of 5% if paid with credit or debit card. There is NO FEE if paid with ACH.

The following is intended to serve as a General Rental Qualifications Guideline (“GRQG”) and we reserve the right to revoke, change or supplement this GRQG at any time without notice:

Step 1. Preliminary Guidelines

Cameron Place Apartments Rental Qualifications Guidelines

INCOME
Verifiable income that is a least three (3) times the amount of rent. If we are unable to verify income, we will need copies of last year’s tax return, pay stubs for the last 6-8 weeks, etc.

EMPLOYMENT
Applicant must be employed with current employer for minimum of six (6) month. If employed with current employer for less than six months, verification of previous employment will be necessary.

RENTAL HISTORY
All lease agreements fulfilled. No more than two (2) late pays and or more than one (1) NSF in the past six (6) month period. No outstanding monies owed to any rental property. Rental reference must be favorable. Favorable rental history means landlord would lease to you again without special restrictions.

CREDIT
Credit history must not have any judgments, bankruptcies, foreclosures or repossessions within the last twelve (12) months. Applicant must have no more than $300 currently delinquent and no outstanding Federal Tax Liens.

GUARANTOR
If you do not qualify on credit, income, or employment, we may require a guarantor. However, a guarantor cannot generally overcome money owed to other rental properties.

NUMBER OF OCCUPANTS
Not to exceed designated allowance per floor plan. An infant must be twelve (12) months or older to be considered an occupant. One bedroom: 2 Occupants (maximum). Two bedroom: 4 Occupants (maximum). 3 bedroom: 6 Occupants (maximum).

APARTMENT AVAILABILITY
Apartments are generally available on a first come, first serve basis. Our company policy prohibits associates from showing apartments that are not marketable.

WAIVER AND RELEASE
All residents must sign a Waiver and Release Agreement. Each resident signing the Waiver and Release Agreement acknowledges that they are foregoing any right to hold the Landlord, responsible for any damages or injuries to themselves, dependents or guest.

GENERAL REQUIREMENTS
Must be a minimum of eighteen (18) years of age to enter into a lease agreement.

YOU ARE REQUIRED TO LEAVE A VALID DRIVERS LICENSE OR PICTURE ID IN THE LEASING OFFICE WHILE TOURING OUR COMMUNITY.

IMPORTANT NOTIFICATION

If we are unable to verify within three (3) business days from the date your application is turned into our firm regarding any part of the information required by the above guidelines, the property will be placed back on the market and other applications will be accepted. Should this occur, only the administration fee will be refundable.

Any falsification of information on the application may disqualify the applicant.

Certain criminal convictions and in particular convictions of crimes involving moral turpitude may disqualify you.
